Building Policies
Listed below are some general policies. Please refer to your lease or contact Property Management with any specific questions.
Moving Policy
All moves or large deliveries must be coordinated with JLL Management and conform to the following policies. Any movers disregarding these policies will not be allowed to enter the building or will be required to leave.
Scheduling Your Move
Please contact JLL Management or the property manager at least one week before your move to confirm the date and time. Evidence of insurance coverage for the moving company will be requested at this time. A tenant representative must be present throughout the entire move.
All moves and/or large deliveries must be scheduled outside of normal business hours (Monday through Friday, 8:00 am to 5:00 pm). The tenant must be present to provide access to the building and suite. The loading dock is available:

Loading Dock & Freight Elevator
The loading dock is located on the east side of the building, accessible from the alley via 3rd Street. The dock door can always be opened from inside of the loading dock.
There is one bay, available on a first come, first served basis. Please be aware that the dock bay is slightly shorter than standard and will not fit a full sized semi-truck. Moving trucks may not block the alleyway, fire lane, or any reserved parking spaces at any time for safety reasons.
The combined passenger/freight elevator is accessible through the loading dock. The freight elevator can be locked off upon request.
Moving Policies
Any movers found violating the below rules will be required to discontinue the move.
- Clean, 0.25” thick, 4’ x 8’ wide Masonite sections will be used as runners on all finished floor areas where furniture or equipment is being moved with wheel or skid type dollies. If using 32” wide sheets, they must be taped together to prevent sliding or lifting up.
- All walls, door facings, elevator cabs and other areas along the route to be followed will be inspected by the movers and JLL before and after the move. The mover must provide and install protective coverings on all walls, door facings, and other areas along the route to be followed during the move.
- Any damage to the building or fixtures caused by the move will be the responsibility of the tenant and/or mover.
- Only the freight elevator will be used for the movement of furniture, equipment and supplies unless prior written approval to use additional elevators is granted by JLL. Protective padding must be used during the moving time.
- Any and all trash or refuse generated as a result of the move shall be hauled off the property by the moving company during the same day that the move takes place.
- In the event the move takes longer than one day, a representative of JLL shall walk the route each day to ensure no damage has been incurred.
- The moving company must agree to protect, indemnify and save Landlord harmless from and against all claims, demand and causes of action of every kind in character arising in favor of moving company’s employees, Landlord’s employees or other third parties on account of bodily injury, personal injury, death or damage to property in any way resulting from willful or negligent acts or omissions of moving company, its agents, employees or representatives or subcontractors. The moving company shall be responsible for all damages and losses sustained by them to their tools and equipment utilized in the performance of all work thereunder.
Mover's Insurance
Each moving company shall make arrangement with their insurance company to supply JLL with a certificate of insurance at least 24 hours prior to beginning the move. The moving company must carry the following insurance coverage and adhere to these requirements:
- Worker’s Compensation with statutory benefits and limits which shall fully comply with all State and Federal requirements applying to this insurance and which shall also include Broad Form All States and Voluntary Compensation Endorsements; and Employer’s Liability Insurance with limits of not less than $1,000,000, except that, if the new form policy is used, limits must not be less than $1,000,000 per accident; $1,000,000 per disease; and a $1,000,000 policy limit on disease
- Automobile Liability Insurance in the contractor’s name including owned, non-owned, leased and hired care coverage.
- Comprehensive General Liability Insurance in contractor’s name which shall include: Personal Injury, Owner’s and Contractor’s Protective Liability, Explosion, Collapse and Underground Damage Liability Endorsement, (commonly called X C and U Hazards), Products, Completed Operations, Blanket Contractual and Broad Form Property Damage coverage, including a severability of interest clause.
The certificate of insurance must include an endorsement naming the following as Additional Insured regarding General Liability & any Umbrella Liability:

Insurance Requirements
The Tenant shall provide the following minimum insurance coverage:
- Commercial General Liability
- Combined Single Limit - $1,000,000 per occurrence and $3,000,000 annual aggregate per location. (Such insurance shall be broad form and include, but not be limited to, contractual liability, independent contractor's liability, products and completed operations liability, and personal injury liability. A combination of primary and excess policies may be utilized. Policies shall be primary and noncontributory.)
Worker's Compensation - Statutory Limits:
- Employer's Liability
- With minimum liability limits of $1,000,000 bodily injury by accident each accident, $1,000,000 bodily injury by disease policy limit; $1,000,000 bodily injury each employee.
- Property Insurance
- All-risk, replacement cost property insurance to protect against loss of owned or rented equipment and tools brought onto and/or used on any Property by the Service Contractor.
Excess/Umbrella liability - $5,000,000

General Information
- The Board Room can accommodate up to 14 people.
- The Training Center can accommodate up to 80 people in classroom style set-up, and includes a podium. Secure Wi-Fi is available in both areas. See the Conference Center Handbook for password information. Video conferencing is not available in either area.
Contractor / Alterations Policies
Construction firms and personnel providing remodeling services must be approved by the Manager and must provide proof of adequate insurance coverage, including certificates establishing bonding, compliance with worker's compensation, and insurance for public liability and property damage in amounts equal to those required to be provided by you under your lease agreement. These certificates must name both the landlord and Manager as additional insured.

Authorized Users of the Facility
All Fitness Center users must sign the Agreement and Release of Liability form available in the Management Office before using the Fitness Center. Individuals who use another person’s Access Card to use the Fitness Center without having a valid Agreement and Release of Liability form face permanent suspension for violating the policy.
Only direct employees of companies that lease space in 330 South Second are allowed to use the Fitness Center. Employees whose primary office space is at another location are not allowed. Friends, relatives, and guests of employees are strictly prohibited. JLL reserves the right to refuse access to any guest.
Nursing women who are employees of companies that lease space in 330 South Second are allowed to use the Mother’s Room located in the Women’s Locker Room by checking out the key from the Management Office in suite 107. The room may only be used for lactation purposes and is limited to 30 minutes per session.
General Policies
- Food and drinks are not allowed in the Fitness Center, with the exception of non-glass bottles containing only water.
- Users are required to wipe down equipment after each use using the equipment wipes provided.
- Sandals, flip-flops, open-toed or open-heeled shoes of any kind are not allowed. Shoes and a shirt must be worn at all times.
- Chewing gum is not allowed.
- Lifting chalk is not allowed.
- Each participant is only allowed to have one set of dumbbells off the rack at a time.
- There is a 30-minute limit on all cardiovascular equipment when someone is waiting.
- If necessary, selected cardiovascular machines may be reserved according to the following policies:
- Reservations are taken for the current day only.
- Reservations must be made in person on the reservation sheet in the Fitness Center.
- One 30 minute reservation is allowed per day.
- You must be present at the reservation time or the machine becomes first come, first served. No grace period.
- You must exit the machine at the end of your reserved time.
- Personal items such as backpacks are not allowed in equipment areas. JLL is not responsible for lost or stolen property.
- Photographic devices may not be used anywhere in the Fitness Center, including the locker rooms and restrooms.
- Disorderly conduct, abuse of the facility, equipment, or staff and/or disregard for the Fitness Center’s policies will result in immediate suspension from the facility.
- Users are to abide by all staff requests.
- Personal radios are not allowed in the recreation and fitness centers unless used with headphones.
Locker Policies
- The lockers in the locker rooms are available for daily use only.
- Items left in a locker overnight will be removed and held for no more than one week.
General Policies
330 South Second is committed to providing quality office space managed with professionalism and an experienced eye for detail. Your help in meeting these standards is greatly appreciated. The following common-sense rules protect everyone and are intended as a broad outline only. See your lease for a more specific enumeration of tenant obligations:
- Only companies that lease space in 330 South Second are allowed to use the Conference Center. JLL reserves the right to refuse use to any guest.
- JLL does not provide catering support to the Conference Center. Users must make their own arrangements for catering deliveries. JLL will not accept food deliveries on behalf of any user. Users must clean up after a catered event or pay a $100 janitorial fee.
- JLL does not provide dishes, utensils, napkins, linens, paper towels, condiments, food storage, or refrigerator space.
- The use or sale of alcoholic beverages is strictly prohibited without prior written approval by JLL. Please request approval to serve alcoholic beverages at least two weeks prior to event date.
- JLL does not provide IT support.
- Users are required to modify the table set-up themselves if needed. Users must return the table set-up to classroom style when finished. If complex table modifications are requested, users will be charged a fee to modify the configuration of the Training Center based on the complexity of modification.
- Limited parking is available in the 330 South Second parking garage. If your event will require more than 10 parking stalls you should direct your guests to other parking in the area, including Fifth Street Towers or nearby surface lots.
Instructions for Reservations
Please contact JLL Management to reserve the Board Room or the Training Center. Reservation requests will be accepted on a first come, first served basis and reviewed to determine equitable availability. Please check in at the Management Office (Suite 107) front desk prior to your reservation to have the requested room unlocked and to check out needed technical equipment.
Requests must include the following information:
- Room preference - Training Center or Board Room
- Date and Time of Meeting
- Contact information for the individual making the request
- Number of attendees
- Technical equipment being used
- Notification of outside catering

Smoking Policy
As part of the building’s environmental stewardship program, tobacco use is prohibited on all patios, the loading dock area, and the alleyway. There are two designated smoking areas on the property, as seen below. Anyone violating this policy will be asked to leave the property.
Smoking anywhere inside the building, including private offices, is a violation of the Minnesota Clean Indoor Air Act.
